Portsmouth

A classic Beaufort front porch spans the front of the Portsmouth cottage, commanding rockers and cool beverages.

Covered parking in back joins a sunny deck with an outdoor shower (tucked just outside the master suite).  A screened porch with optional fireplace makes outdoor living and dining a year ‘round treat.

The second floor can be configured in a variety of ways, with lots of options for baths and closet spaces.  An extra front room between the two upstairs bedrooms serves well as a sitting room, office or guest room.

The central upstairs bath has large sunny windows and space for a clawfoot tub and separate tile shower.

Other features include 10’ ceilings, standing seam metal roof, exposed rafter tails, operable shutters, fireplace in living and/or dining room, and a fabulous open kitchen.

Middle Marsh

Middle Marsh is inspired by a Sears Craftsman home on Ann Street, just around the block from the WYE (see photo).  The front porch design provides a serene outdoor “room”, then extends to the side with a pergola above.

Middle Marsh has a beautiful flow, integrating rooms in a somewhat circular pattern typical of Craftsman style homes.

A first floor master suite connects to the kitchen, with another door opening toward the front living area, and an exterior door opening to a small private porch with outdoor shower.

The old fashioned kitchen has space for a table (or the typical modern island for those who insist on the extra storage), then flows on out to the screened porch.  A  pass-through serves the dining room.

The second level features hip dormers, with two bedrooms, a bath and a family area perfect for games, homework, or reading.

Barden

The two-story Barden is a porch lover’s dream come true, with double front porches, plus double-decker screened porches on the back.

Family and friends will “draw straws” to determine who gets to sleep on the screened sleeping porch upstairs!

Barden has plenty of areas for gathering and entertaining, but also includes spaces for relaxing away from the busier common areas.

Optional fireplaces in the living room and screened porch create cozy settings in cool weather.

Barden’s porte cochere (carport) has a storage area in the back and an outdoor shower tucked behind it.  And just in case the porch addict needs one more porch, Barden has a secret door in the plan, to access an optional roof deck above the porte cochere.
